This Area's Housing
Hainesville sits about 6 miles from our shop in Mundelein, and its housing stock is noticeably newer than a lot of the surrounding towns we cover. Across the broader service area, homes mostly went up in the 1980s and 90s, with a median build year around 1984. Hainesville runs newer than that, with a median build year of 1996 and roughly 1,255 households, and the median household income here is about $126,125, higher than the wider area's median of $121,583.
That combination matters more than it sounds like it should. Newer construction generally means original garage doors and openers that are further from failure than the 1960s-era doors we see elsewhere, but it also means a lot of Hainesville's original hardware is now hitting the 25-to-30-year mark, which is exactly when torsion springs and belt or chain drives start to wear out for good. A newer house doesn't mean a newer door forever - it means the whole neighborhood tends to need service in the same few-year window.
How That Shows Up in the Door
