This Area's Housing
Across our wider service area the housing stock runs from 1938 to 2009, with a median build year of 1984 and a mix that's mostly 1980s-90s construction spread over 67 named areas. South Barrington sits later than that overall median, with its own median build year at 1994. That decade matters for garage doors specifically: openings from this period were framed wider to fit larger vehicles and two-car layouts became standard, so the doors are bigger panels on longer horizontal tracks with heavier torsion springs to match. Older housing stock elsewhere in our area often still runs original one-piece doors or early sectional doors with lighter-duty springs, hardware that's a different job entirely. Here, we're mostly working on sectional steel doors with factory-installed openers that are now old enough to need their first or second round of real service. The 1990s opener units in particular are hitting the age where circuit boards, not just belts and chains, start to fail.
How That Shows Up in the Door
Winters in this part of Illinois fall in the cold-severe climate band, and that affects 1990s-built garages more than people expect. These garages were built with the insulation standards of their era, which is better than 1960s construction but still lets in enough cold to stiffen torsion springs and make nylon rollers brittle faster than in a heated space. On a wider, taller opening, a spring under strain from cold has more weight to manage, so a spring that's near the end of its life tends to snap outright rather than just sag. We also see more opener sensor issues in winter here, since the photo-eye brackets on these longer track systems can shift out of alignment when a slab settles slightly over 25-30 years. None of this is dramatic damage, it's ordinary wear meeting an opening that's larger and a climate that's harder on hardware than it looks.
